It's that time of year again for our annual HOA dues and annual meeting!
The 2026 annual HOA dues are $158.00 per home.
Our Annual HOA Meeting is scheduled for October 22, 2026. Additional details regarding the meeting location will be provided soon.
During this year's meeting, we will introduce Ryan Smith with Legacy Southwest, who will be serving as our community management company. Legacy Southwest will work alongside the current HOA Board of Directors to oversee the day-to-day management of our community. They will also assist the Board with updating our community bylaws, rules, and restrictions.

Please note that late fees of $50.00 will be assessed after 90 days unless a written payment arrangement has been established with the Board.
Annual dues invoices will be sent by email through PayHOA, unless you have specifically requested to receive your invoice by mail. If you do not receive your invoice within the next few days, please verify that your email address is up to date in your PayHOA account.

Next topic is Board Member elections! While we are all very thankful as a board to have the opportunity to grow the community with our homeowners and renters, it is time for us to start transferring these responsibilities. The current board is short one member due to our VP moving. In addition to this, the most senior member of the board has been volunteering for over 11 years. The newest member to the board has been volunteering for over 5 years. The current need of the community is a volunteer board made up of 4 homeowners. The other option is a management company overseen by a board of 3 homeowners. The current board is willing to assist with the transition of
management.

This is the management company that manages most of the other communities in the area, including all of the Marine Creek communities. This service will be a $450.00 expense for the HOA per month. This would be a total expense of $3.51 per month per homeowner. To be able to afford this we have increased the dues 10%.
In addition to management, Legacy will assist with past due accounts. Currently there are past due accounts in the amount of approx. $3600.00.
As for the option of disbanding the HOA. The HOA is a property-owning LLC that is owned by every homeowner in the community. To dismantle this LLC, every property-owning entity, including mortgage company, would have to be given the opportunity to vote to dismantle the HOA or not and would need a vote of 60% in favor dismantle per our bylaws. From there would have to have approval from the city to turn the
property over to their possession and management. If not, the property at the entrance would be considered abandoned. The city does not want the property as it is not usable. The front entrance poses an additional expense to the Fort Worth taxpayer with no benefit.

TRASH CANS/BULK PICKUP
Trash day is Tuesday, this includes recycle and lawn bags. Bulk trash pickup is the 1st Monday of every month. Trash cans cannot be stored visible from the street and must be removed within 24 hours of pickup. Bulk trash should not be put out until the weekend before the designated date. Moving boxes need to be broken down and put in recycle, bulk trash will not pick these up.
PROJECTS
Please do not start any construction projects without HOA approval. This includes (but not limited to) sheds, swimming pools, fencing, patio covers, car ports, basketball goals, painting and roofing.
PARKING
Trailers, recreational vehicles or marine crafts may not be kept or stored in the driveway or yard. They can be parked in front of YOUR LOT along the curb, not in driveway, if you intend to use it within the next 24 hours. Vehicles, trailers and marine crafts that are unregistered, wrecked, junked or inoperable will be reported to the city for removal. Vehicles parked on the street should park with the direction of traffic. Vehicles parked in driveway cannot block the sidewalk. All the above are per the City of Fort Worth Code Compliance. ANIMALS
Do not allow animals to roam, bark excessively or leave droppings in the neighborhood. If animals are removed from their fenced area, they must be kept on a leash. Fort Worth Animal Control can be reached at 817-392-1234
YARD MAINTENANCE
All front and side yards must be planted with grass and mowed at regular intervals. Trees, shrubs and vines that die need to be promptly removed. Maintain your yard, front and back, even when on vacation. Fences must be repaired and maintained.

The HOA Committee will issue a warning that you are in violation of your agreement. This will be done digitally through the e-mail address that was provided unless requested otherwise. If the issue is not corrected or contact made with the ACC committee to discuss an agreed upon timeline within 10 days, fees will be assessed to your property depending on the severity. If the violation is not remedied, the fees can reach up to $2500. At that point, a lien will be placed on the property.
Property alterations that are not within the CCR guidelines and made without HOA approval will be cited. Nine (9) months will be given to correct the violation. After nine months, the max fine will be assessed.
Safety or property damage violations are an automatic $50 fine and will continue to increase until resolved. No warning will be issued for this type of violation.
